Concession Marketing Best Practices

Precise, expiration-dated concession copy converts more prospects—and keeps your revenue strategy intact across every public source.

01  Define the Financial Category

Specify whether the concession applies to rent or move-in costs (application fee, admin fee, deposit). Never group them under a vague headline.

Rent Concessions

Move-In Cost Concessions

•  $500 off first month’s

    rent

•  One month free rent

•  Half month free rent

•  Waived application fee

•  Reduced admin fee

•  Reduced security

    deposit

02 Use Precise Language for Indexing

We categorize listings based on your language—a missing word means misclassification across the web. Clearly state which bed groups or units the concession is applicable to in your description. Be specific for which value is being attributed.

✘  Avoid

✔  Use Instead

“$500 off for a limited

  time”

“1/2 Month Free on Select

  Homes”

“$500 off first month’s

  Rent”

“1/2 Month Free Rent on

  Select Homes”

Up to $5750 off

3 Months Free for all units

03  Include an Expiration Date

An expiration date creates urgency, aligns your leasing team, and stops public platforms from syndicating outdated offers after a promotion ends.

“Receive $500 off your first month’s

Rent when you apply by May 31, 2025.

Available on select homes. Contact leasing for details.”

04  Pro Tip: Audit and Clean Up Your HTML

Concession text buried in hidden elements, inactive popups, or page metadata may still be picked up by data engines and republished as active offers—even when invisible to visitors.

HTML Audit Checklist

✔  Remove text from display: none / hidden elements

✔  Clear expired copy from popup containers

✔  Check metadata & script tags for stale offers

✔  Match ILS feed copy to live website copy

✔  Re-audit every time a promotion changes

✘  Ambiguous

“$500 off for a limited time”

✔  Clear + Dated

“$500 off first month’s Rent – apply by May 31”

More qualified leads, faster closes, clean public listings
