What is Limited Data?

To help users make informed decisions, ApartmentIQ flags instances where data may be incomplete, or where the accuracy of certain metrics falls below our standards.

Reasons for the “Limited Data” tag

1. Floor Plan Only Property

Some properties only provide data at the floor plan level, rather than for each individual unit. If a property is not showcasing unit level availability publicly, some metrics may not be available due to incomplete data. For more information on Floor Plan Only properties, please review this article.

2. Hidden Units

When properties have a large number of available units, they often “cap” the number of units displayed online. This means they only show a limited number of available units at any given time, even if they have many more of that same type. To identify potential caps, we analyze historical data trends and tag the data as “limited” due to the fact that some units are being advertised, while others may be deliberately excluded.

3. Lease Up Properties

For properties in a phased lease-up or limiting their online listings, the data available may be more limited than usual, leading to the “limited data” tag in ApartmentIQ. As more data becomes available and property begins to stabilize, the tag will be automatically removed.

Implications of “Limited Data”

Although the “Limited Data” tag restricts access to some metrics, it doesn't prevent meaningful analysis. You can still review available floor plan data to compare performance with similar properties.

If you'd like to view the current collections behind the metric, you can click the icon to the right of the "Limited Data" label. Enabling this will allow the current collections to display in your reports.

When reviewing properties with this tag, it’s important to understand that the data may not be comprehensive. Always consider the context and potential gaps in the information provided.

Conclusion

The “Limited Data” tag in ApartmentIQ is a helpful flag to guide your analysis. It indicates that certain metrics may be incomplete due to limitations in the property’s data. By understanding the cause of the limitation and leveraging the available information, you can still make well-informed decisions.
