Tip 1. Start Big with Explore Pro

Goal: Visualize market trends, supply pipelines, and investment activity.

Explore Pro gives you a 60-day advantage over lagging tools by unifying performance, supply, and ownership data.

  • Draw Your Market: Don't limit yourself to standard submarkets. Use the Draw tools (Polygon, Radius, or Freehand) to create custom boundaries for hyper-local analysis.
     
  • Predict the Future: View 5-year forecasts for rent growth and declines. Our deep learning model updates daily to detect market shifts months before other sources.
     
  • Track Construction: View the New Supply tab to see "Unit Distribution by Property Size" and track pipelines from "Scheduled" to "Under Construction".
  • Analyze Transactions: Access transaction history going back to 2005/2010, including Price Per Unit, Cap Rates, and Sales Volume sourced from Real Capital Analytics.
     
  • Submarket Health Check: Use the Submarket table to see side-by-side comparisons of the top 30 submarkets, highlighting rent growth and concessions to identify soft spots in the market.

Tip 2. Dive Deep with Research

Goal: Evaluate specific acquisitions and developments instantly.

Once you have identified a target in Explore Pro, use the Research feature to generate Market Surveys for Research.

  • Find the Upside: Toggle on Value-Add Comps to identify properties achieving rents 15–20% above the market median.
     
  • Model New Deals: Use Custom Properties to build reports for developments that don’t exist yet (inputting proposed units, rents, and amenities).
     
  • Refine & Export: Edit your comps via the list or interactive map, then export your findings to PDF or Excel.

The most successful users combine the broad data from Explore Pro with the deep reporting of Research.

  • Pro Tip: You can move directly from a high-level market insight to a property-level deep dive. Simply click a property on the Explore Map to view its rent roll, then click "New Report" to instantly generate a Research Report (Market Survey for Research).
